As you know, the Harbor Garage site sits in Boston's new Wharf District, adjacent to Boston’s waterfront, the Financial District, North End, the Greenway, and mid-way between North and South Stations. Located at the nexus of these destinations, the Harbor Garage site is potentially the most important and unique development site in Boston and therefore it is an ideal location for Boston’s next large-scale mixed-use project. A project here will be a significant addition to the fabric of Boston, linking neighborhoods, activating the Greenway and the Harbor, and providing a mix of uses - including a ground floor Promenade that will open one-third of the building’s frontage on Atlantic Ave to the water for access and views.
Currently occupying a 1.3 acre site, the Harbor Garage is a profitable, yet impenetrable seven-story parking garage that does not promote an engaging streetscape, or contribute to the significant investment we have all made in the Rose Kennedy Greenway.
The Chiofaro Company is committed to transforming the garage into a world-class development – one that will be a model of sustainable design, drive economic development and job creation for the City of Boston, activate the waterfront and the Greenway like never before, humanize the pedestrian landscape, and provide much-needed neighborhood retail and amenities. This project is meant to act as a beacon, connecting not only the immediate neighborhood, but also the City as a whole.
The project consists of an 860,000-square-foot office tower, 220,000 square feet of luxury condominium space (130 units), and a 300,000-square-foot 350-room hotel with an additional 50,000 square feet of hotel function space and amenities. Those elements will sit above a retail podium and will be connected by an innovative and exciting skyframe. The mix of uses will serve as a destination point, linking the Financial District, the North End and the Waterfront. The project has significant economic benefits as well, including $16 million in tax revenue, and an estimated $10 million linkage payment. The project will create many new union construction jobs and attract permanent full-time jobs.

I have been very enthusiastic about the Big Dig Project, which -I witnessed the changes on a daily basis while walking to work. This project really connected the North End and harbor to the main part of the city. But I strongly believe we need more. We need to now encourage businesses to come to the area, to attract people and make the area vibrant. The Harbor Garage Project will do just that.local business leader
